Schedule of works
Exterior restoration of high-rise and mid-rise buildings — concrete, waterproofing and envelope work, executed to the consultant’s specification and documented as it goes.

Concrete and balcony restoration
Balconies and exposed slab edges take more weather than any other concrete on a building. We handle localized repairs through to full balcony programs: removal of delaminated concrete, reinforcing steel treatment, forming and placement, and finishing to match.

Garage and parking-deck restoration
Structural slab repair, membrane and traffic-coating replacement, and expansion-joint work — staged so that as much parking as possible stays in use throughout.

Waterproofing and sealants
Sealant joint replacement, below-grade and plaza waterproofing, and coating systems. Most envelope failures we are called to are water-related, and most begin at a joint.

Building-envelope restoration
Masonry repair, coatings, flashing and detailing work that keeps the envelope continuous.

Railings
Removal and reinstatement during concrete work, and replacement where the existing assembly is beyond restoration.

Working on occupied buildings
Every service above is routinely delivered on fully occupied buildings, with staged access, resident notice, and coordination with property management and the consultant of record.

The practice
Restoration on an occupied building is as much a logistics problem as a construction one.
How we work
Residents need access to their balconies, parking and entrances. Boards need predictable costs and clear reporting. Consultants need work executed to specification and documented as it goes.
We plan around all three: staged access so fewer units are affected at once, scheduled notice before work reaches a unit, and progress documented against the consultant’s specification.
